Nick brings more than 20 years of experience working on homes and throughout the construction industry. Over the past decade, he has contributed to large, complex projects across the country, developing a disciplined approach to planning, coordination, cost and schedule management, and client communication. After returning home to San Francisco in 2022, Nick founded OW Builders to bring that experience to residential construction throughout the Bay Area.
Nick works directly with homeowners from early project development through construction and closeout. His approach combines the personal accountability of a local builder with the project leadership required to keep designers, trades, budgets, schedules, and decisions aligned. His goal is to give every client a well-managed building experience and deliver a home that is thoughtfully planned, carefully executed, and built to last.
How The Process Works
Every project has its own needs, but successful projects share a disciplined path. Each phase is designed to replace assumptions with useful information, align the project team, and give you the clarity needed to approve the next step with confidence.

Every successful project starts with alignment. We discuss your property, goals, priorities, quality expectations, budget parameters, desired timing, and decision-making needs. We also talk through the likely delivery path—General Contracting or Project Leadership and Owner Representation—and determine whether OW Builders is the right fit for the project.
If there is strong mutual alignment, we define the initial Project Development scope and identify the information needed to move forward with confidence.

Before construction begins, we turn the vision into a coordinated, buildable plan. Depending on the project, this includes existing-condition review; collaboration with architects, engineers, designers, utilities, and agencies; constructability and logistics review; scope development; budget and allowance planning; bid solicitation and comparison; permitting strategy; scheduling; long-lead procurement; and tracking key risks and owner decisions.
The result is a Project Development Package that brings the scope, budget, schedule, team, and execution plan into alignment. Once you approve that foundation, the project is ready to move into construction or ongoing Project Leadership.

With the project plan approved, OW Builders leads the work through construction and closeout. As your general contractor, we manage trade contracts, site coordination, schedule, quality, inspections, changes, and construction delivery.
Our Project Leadership approach goes further by coordinating the design professionals, tracking the total project budget and procurement, preparing owner decisions with clear cost and schedule impacts, documenting progress and risks, and keeping the entire team aligned.
You remain involved in the decisions that shape your home. We manage the day-to-day coordination and follow-through required to turn those decisions into completed work.

A project is not finished simply because the major work is complete. We coordinate final inspections, punch-list corrections, turnover documents, warranties, final releases, and remaining closeout items so the handoff is organized and nothing important is lost at the finish line.
Once the work is accepted and the project is closed out, the plans, decisions, and months of coordination become what they were always meant to be: a finished space that supports the way you live.
